Most cleaning-pricing templates do one thing: you type your hours and a rate and they hand back a quote. That is the easy half. It does not tell you whether the price actually clears what a job costs you, how many jobs a month you need before you have covered your rent and insurance, what it cost to open the business in the first place, or how much a weekly client is really worth over a year. This kit is the whole operating system for a cleaning business, and it prices work the way a service is actually priced — cost-plus on labour, supplies and overhead per job, not as if you were selling a manufactured thing.

It does the money properly, and it names the two percentages correctly. On Services you set the labour hours a job takes, your true hourly cost, the supplies it uses and a share of overhead, and the sheet gives you the real cost of one Standard, Deep, Move-Out or Office clean. Set a price and you see the margin as a share of the price and the markup as a share of the cost, side by side — the two are easy to confuse, and a "50% markup" is only a 33% margin. You also get the exact price for a target margin, and the break-even jobs per month at the price you actually charge: your monthly fixed costs divided by the profit each job contributes, so you know how much work covers the overhead before anything is yours.

And it goes well beyond the quote. A startup-cost estimator totals what it took to open — equipment, insurance, licensing, initial supplies, marketing — and shows how many jobs of profit earn that back. A supplies stock room turns pack prices into a cost per unit and tracks what you hold, with a reorder point built from your own usage and supplier lead time that flags each item OK, REORDER or OUT OF STOCK before you run out mid-job. A recurring-client tracker turns each repeat client’s frequency into visits per month, so you can see their monthly revenue, profit and annual value at a glance — the number that tells you which clients to protect. The Jobs log records every clean with its revenue, COGS and profit, and the Dashboard adds it all up: revenue, gross profit and margin, net after fixed costs and the tax to set aside, break-even jobs, recurring value, stock to reorder and revenue by service.

Built for Excel 2016+ and Google Sheets with classic, compatible formulas only — no macros, no add-ons, nothing locked. Any currency (one symbol cell), no tax rules baked in, so it works in any country. Sample data for a real cleaning business is filled in so every number and the chart are alive on first open; clear the yellow cells and it is yours. Every headline figure in this listing was measured from the built file, recalculated by LibreOffice and checked against an independent model of the same arithmetic.

What you get

  • Priced like a service, not a product: labour hours × your hourly cost + supplies + a share of overhead → the true cost of a job (the cost-plus method a quote-only calculator skips)
  • Margin % and markup % side by side, the price for a target margin, and break-even jobs per month per service
  • Startup-cost estimator: total your setup and see how many jobs of profit earn it back
  • Recurring-client tracker: frequency → visits/month, plus each repeat client’s monthly revenue, profit and annual value
  • 8 sheets: Start Here, Supplies, Services, Startup Costs, Jobs, Recurring, Dashboard, Checks
  • A real supplies stock room — cleaner, disinfectant, cloths, gloves, bags: on-hand, stock value, reorder point and a REORDER / OUT OF STOCK flag
  • Jobs log with revenue, COGS and profit per job; a dashboard that adds it all up
  • Overhead is counted once, done right: margins test the loaded cost, the month’s profit subtracts fixed costs separately — so it is not double-counted
  • Any currency · no macros · nothing locked · instant download (.xlsx + PDF guide)
  • Recalculated by LibreOffice and checked against an independent model — 0 errors

Questions

How is a cleaning job priced in this kit?

Cost-plus, the way a service is priced. On Services you set the labour hours a job takes, your true hourly cost (wage plus payroll burden), the supplies it uses and a share of overhead. That gives the real cost of one job. You then set a price and the sheet shows the margin, the markup and the break-even jobs per month — so the price is a decision, not a guess.

What does break-even in jobs per month mean?

It is your monthly fixed costs divided by the profit each job contributes after its direct labour and supplies. If your fixed costs are 900 a month and a Standard Clean contributes 57, you need about 16 of those a month before the overhead is covered and the rest is profit. The Dashboard also shows a blended break-even across the mix of jobs you actually do.

What is the difference between margin and markup?

Margin is profit as a share of the price; markup is profit as a share of the cost. A 50% markup is only a 33% margin. The Services sheet shows both, named correctly, so you never confuse them — and it gives the exact price you would charge to hit a target margin.

Does it track repeat clients?

Yes — that is the Recurring sheet. You enter each repeat client and how often they book (weekly, biweekly or monthly) and the kit works out their visits per month, monthly revenue, monthly profit and annual value. It is the number that tells you which clients are worth protecting and where a route’s income really comes from.

Does it work in Google Sheets?

Yes. Upload the .xlsx to Google Drive and choose File → Save as Google Sheets. Every formula (SUMIFS, VLOOKUP, COUNTIF, IFERROR) and the chart are Sheets-compatible. A short PDF walks you through it.

Which currency does it use?

Any. You set a currency symbol on Start Here; it is decorative only — the arithmetic uses plain numbers, so the file works in any country with no tax rules baked in.

Is it only for house cleaning?

No. Add, rename or remove services freely — standard and deep cleans, move-outs, office and commercial contracts, carpet or window add-ons. The same cost-plus structure fits any cleaning service, solo cleaner or small crew.

Is anything locked or macro-based?

No. No macros, no protected sheets, no external links. Blue-on-yellow cells are your inputs; black cells are formulas.
