Rental income is difficult to control when rent, deposits and repairs share one running total. This tool gives each property and lease a clear ledger.

Generate rent from your entered lease terms, allocate partial payments and see what is overdue on any date. Track repairs and keep refundable deposits separate from income.

Prepare tenant statements and move-out settlements showing the amounts received, applied and returned, with a link back to each record.

Rent changes inside a month are split by date, part months follow the rule in your lease (actual days, a contract 30-day base or an amount you enter), and generating a month again never creates a second charge. When you change the terms of an active lease, posted charges stay as they were and the schedule shows the correction to post.

Payments are proposed against the oldest unpaid charges and you confirm the split; money left over stays as unallocated tenant credit, never as a deposit. Repairs are classified as operating expense or capital improvement, and the period report keeps charged rent, cash received, arrears, deposits held, cash flow and the operating result apart.

What you get

  • Properties, units and dated lease terms.
  • Rent schedules and partial payments.
  • Arrears and unallocated receipts.
  • Separate deposit balances.
  • Repairs and expense classifications.
  • Tenant and property reports.

How it works

  1. Set up properties and leases. Add each rented unit, the tenant and the lease terms: dated rent steps, billing period, due day, part-period rule, agreed deposit and an optional late-fee clause.
  2. Generate rent and record money. Generate charges from the lease terms, record payments and deposits, and confirm the proposed allocation to the oldest unpaid charges.
  3. Check arrears and exceptions. See what is overdue on any date, unallocated money, corrections after a change of terms, repairs and the late fee your lease allows — each with “How calculated”.
  4. Settle and report. Prepare the move-out settlement, print tenant statements and the period report, export CSV and keep a complete backup.

Limits

Designed for operational rental records. It does not determine legal deposit deductions, prepare eviction documents or calculate country-specific rental taxes.

Questions

Does it use AI?

No. Every charge, balance, allocation proposal and report is calculated with fixed rules shown in the tool and in the guide. No records are sent to an AI service.

Do I need a subscription?

No subscription is required for the one-time purchase. Access through TidyCents PRO follows the current PRO terms.

What does PRO include for this tool?

The full online version for as long as your PRO is active.

Is the offline program included in PRO?

No. The downloadable offline program is part of the one-time purchase and is bought separately.

Where is my data stored?

Your working records are stored in the browser on your device. Nothing is sent to our server. Export complete backups regularly, especially before clearing browser data or changing devices.

Can I move a project to another device?

Yes. Export a complete backup and restore it in the same product on the other device.

Can several people work in it at the same time?

This version is designed for one local workspace. It does not provide simultaneous shared editing.

What happens when PRO ends?

Records already on your device are not deleted. They open read-only with backup and CSV export; editing and new calculations come back when you renew PRO or buy the tool.

Which currencies and units does it support?

Any currency, one per property; amounts are rounded to that currency's smallest unit. A payment made in another currency is converted with the exchange rate and date you enter, and both are stored with the payment.

What does the program not do?

It does not decide which deposit deductions are lawful, prepare eviction or court documents, calculate rental taxes or depreciation, connect to banks or send money. It works with the records and lease terms you enter.

Why is a deposit not counted as rental income?

A refundable deposit is money you hold for the tenant: receiving it adds cash and a liability, not income. Applying it to unpaid rent or confirmed damage settles that charge without creating a second income, and the refund is shown separately in cash flow.

How are part months and rent increases calculated?

By the rule in your lease: actual days of the period, a contract 30-day base, or an amount you enter. A rent change inside a period is split by date — for example 14 days at $1,000 and 17 days at $1,100 in October give $1,054.84.

What happens when a tenant pays too much or too little?

The tool proposes the payment against the oldest unpaid charges and you confirm it. Anything left stays as unallocated credit, never a deposit; what is still open appears in arrears from the day after its due date.

Personal-use license for one household. No resale or redistribution. Opens in your browser right after payment, on phone and computer. Your figures stay on your device. No physical item.
